Tell me more about appliances, utilities, yard maintenance, and other costs.

What appliances are included with the property?

All of our properties include a refrigerator and stove.  Most of our TCU-area properties also include a washer, dryer, dishwasher, and generally, a microwave.  Please review the property description for an exact list of appliances that are provided.

What utilities need to be paid?

We require water/trash, electric, and gas (if applicable) at each property.  Unless otherwise noted in the property description, the tenant is responsible for the activation and monthly cost of these utilities.  Non-required utilities, like security system monitoring, cable, internet access, etc, are also the responsibility of the tenant.

At our 4- and 5-bedroom TCU-area properties, the utility costs, including water/trash, electric, gas (if applicable), security system, cable (or the equivalent) and Internet access, are estimated to be an additional $100-$125 per person each month, averaged over a one-year Lease.

Who takes care of the yard maintenance?

We provide yard maintenance, at no additional cost to our tenants.

What other costs will we incur at the property?

Generally, no additional costs will be incurred, unless a tenant-caused repair is necessary.  In those cases, we will complete the repair and charge the cost to the tenant.
